It looks like we might move to Tennessee. Can anybody shed any light on taxes, vehicle registration costs, etc in Tennessee?

We would have TVA power so costs will be much, much lower than Florida.

I can probably keep my Florida residence and registrations the first year, since I will only be there for about 5 months out of 12 through Dec 31 2006, and I have a Florida home through May, then travel the summer. But long term I guess I will need to change residence. Really hard for a lifetime Floridian with family going back 115 years here.

I register mine in Tenn. - $24 year - I think you'll find the insurance rates lower than Fla. too - HTH - Niles

The state wheel tax is $30. Some cities have an added tax of an extra $30. for a total of $60. We don't have a state income tax but our sales tax is about 9% depending where you live.
Where are you moving to in Tennessee? Let me know if you are moving to the Knoxville area.

I've been looking at or around Alabama too up around Montgomery near Sylacauga or Talledega. Also looking at the Carolina's or Tenn.

As stated, Florida has become the armpit of America, IMHO!

__. No, Ace. Not North Carolina! You won't believe how tough life is here -- snow on the ground 40 weeks out of the year; more snow on average than Buffalo. They say golf is good but you have to use orange balls in the snow. And real estate and taxes are higher than Westchester County or Miami. High income taxes, too. No, you definitely want to stay away from North Carolina!

Looks like we'll be (not close) neighbors. Sue & I bought a place in Jefferson, NC (near Boone, NC) in August. We should be moved there by June '06. Same reasons as y'all.

Can't help with TN tax, etc., but homeowner's ins & property tax in NC is about 20% of what it is here in FL!

I left Florida after growing up there, in 1985, and haven't looked back. I left because of the HUGE crime problems and the culture change from SOME of the people moving there. I didn't like the "lets turn this into New York" attitude. When I left there, the sales tax was 4% and no income tax. I hear the sales tax is up to 6% on almost everything. Bummer.

The weather may be great, but there is more to it (for me at least) in the quality of living in other places.

I'm in Missouri now. Love it here, but in retirement, I would only stay here about 7 months out of the year - the rest of the time I would be somewhere warm in my coach :-).

No problem , get anything costly far cheaper from the net , the shipping is usually less than the sales tax.

Still no Income tax so a huge advantage.

BUT THE BEST!!! is the FL Homesteading laws.

Pushed thru by the great citizens a good while back (to the great dismay of the lifetime bureauRats) it only allows an increase in property value with inflation.

Since the US Gov has great incentive to phony the inflation rate
(and not pay increases in current Rat saleries , increases in retired Rat retirement pay , increases in Socalist Security payouts and higher interest on bonds) the "value" of your home stays fairly constant.

In other non Homestead states the tax value of your home is determined by the last speculator to take a flyer with borrowed cash, somewhere in the area.

In our area the recent sales are 6X what we paid for our very modest digs , and at least were not extorted for 6X the property tax.

FORIDA Rules! as do one or two other rational States.

I need to add my two cents. I moved to middle TN fifteen years ago after three years in Cocoa, FL. I'm about a hour out of Nashville. We are in "the country" with 30 acres and lots of space for buses, tractors, dogs and so forth. Fortunatly in that time our place has nearly tripled in appraised value because just like in FL, us Yankees are moving here, but that helps the retirement nest egg. I just wanted to mention the property tax. Our house is big, brick and 17 years old, on 30 acres that the county says 20 of is "farming" - ha, cedars and weeds. We pay about $2000 a year in taxes. We have no sewer, but with that many acres the septic works very well. We have city water crossing the property, but no taps because the well tests fine and is 1000 ft. deep and never dry. There are no "public service" things like garbage pick-up, but the land fill drop off is only a mile and a half. As has been stated; no state income tax (careful if retired they tax income from bonds and funds). The sales tax is nearing 9% and on everything, but that's a fact of life anywhere. If we lived 5 miles south we'd be in another county and it would save us $58 a year in wheel tax, big deal.

I was born and raised in central NY and know SNOW, 100 degree days and car rust. I moved to NJ and know traffic. I was transferred to WI and know 100 degree days, (((COLD))) and car rust. I was transferred to FL and know, humidity, mold, bugs and corrosion on tools and things I enjoy. In our 15 years here we have never hit 100 and the humidity is up there, but arid compared to FL. We have bugs, but they are outdoors. We have more and more minorities, but the road signs and most stores are still English and that's what you speak if you want something. I was transferred here and I left a 35 year career because the company moved to another state, but I won't ever leave TN until the bus is done and we start fulltiming for several years.

One last thing; around Nashville there are at least a dozen bus businesses. New, used, parts, conversions, truck places that actually work on buses. When I go in a place and need something it's easy to find. If there were a bus heaven, middle TN would be a real close model.

For those who asked, we are probably moving to Red Boiling Springs, TN, near Lafayette (La-FAY-ette).

There is another property that we originally looked at nearby in Willette, TN. Really in the country. It is a 1979 2200 sqare foot log home on 12+ Acres for asking price of $139,000. (Lots of room for landscaping with buses and cars.) Enough road frontage to build one more house. That is the property I originally looked at in the area but I saw the larger home for nearly the same price and I am tired of maintaining acerage. I just sold 31 Acres here in Florida.

Steve have you found any similar good deals a little further south than Willette? Price is right for what you get but a little too far north. I want to be about 4 hours or so north or from Montgomery, Al.

Ace Willette is 5 hrs 23 minutes from Montgomery according to Rand MacNally. The Monteagle area along I-24 toward Chatanooga is 3 hrs 47 minutes away.

I know that the Nashville area is really growing and values should increase if you are near enough. There are probably good pieces of property along I-65 also. That is probably a better area for value to increase than where I am moving, but I would stay within 60 minutes of Nashville to take advantage of the growth there.

Some people really want a log home, and if a person does, that one is a pretty good deal. The ones that bring the BIG bucks in North Carolina are built with much bigger and longer logs. My nephew sells them in Sylva, NC. If a person does not crave a log home, these homes built of smaller logs are really not as good as the brick construction that you find all through the area.

i am to the right of monteagel going above chattnooga. i live in tellico plains ,tn. i bought my home 3 yrs ago, 1800 sq feet 4 bedroom ranch 2 bath on 1/2 acre for 75,000. property tax a whopping 432 per year. i will gladly pay a 9% sales tax .
mountains all around and no snow.

I don't feel protecting any species during their gestation, silly.
I also do not think, a class size of 35 should be too burdensome
for a teacher that has any merit at all.

What Niles doesn't tell you is that we are not given the amendment to review before the election or at the polls. We get a blurb (biased summary) describing the amendment. I have asked to see the text of amendments and been told the blurb is all that is available. Some democracy.
