Do we need a pure sine wave inverter to run either a roof ac or a mini split ac, or will a modified sine wave work?

Induction motors should be run on true sine wave only.

The motors may run on MSW, but they will run hotter and deliver less power, and you will shorten the lifetime of the motor this way.
