Just bought a slightly decrepid mobile home park in Eastern MT and am looking for a semi retired manager/ caretaker and thought someone on this board would know of someone who would like a position like this.

Plus if any of you have any knowledge on how to manage one of these, I'd love yer feedback! I'm definately wet behind the ears on this!

You move in on the existing tenants, give them all eviction notices, change the rules to only allow "Newer than 3 year old units", crash the business, claim a huge tax loss and then redevelope the site into condos and make your millions.......... LOL.

Good luck with your new venture and no I don't want to live in MT or manage a mobile home park, but thanks for the offer, (Grin).

Mobile home park management is very easy.

Make sure everyone has water, sewer, electricity, pays their rent on time, keeps the noise down, doesn't make a mess, doesn't destroy the place, common facilities all in good repair, insurance and taxes are paid, everyone's homeowner's insurance is current, etc.

It's far easier than apartment management.

Depending on your "clientel" you'll have almost no problems to a headache every night. The main thing to remember is to not let your heart get in the way of doing what you need to do. Don't float someone on their rent or else you'll be stuck with them longer than you want. Landlord-tenant law is different for mobile homes, and it differs depending on where you are, so best read the local regs and get an attorney to help you understand them if they aren't written in English.

If you can't look a single mother with 6 kids in the face and tell her she has to move because she doesn't have the rent, then sell the park as soon as possible.

If you 2 can't email each other, it may be an ISP problem.

I can email one of my buddies in Missouri, but he can't email me as my ISP won't accept email from his ISP because it doesn't use a certain type of spam filter or somesuch thingy.
